T-870 Preliminary/Final Land Development Plan for Proposed Car Wash Facility for BLM Assets, Inc. – to depict the construction of a proposed car wash and associated improvements on a 1.366-acre parcel (Lot 13 created by a separate subdivision plan) located at 715 Town Center Drive in the Regional Commercial Zone.  Projected Timelines:  Plan was tabled at the May 24, 2022 and June 14, 2022 Planning Commission meetings at the request of the applicant.  Planning Commission meeting on July 12, 2022.  Board of Supervisors meeting on August 25, 2022.  REVISED Projected Timeline: Planning Commission meeting on March 14, 2023.  Board of Supervisors meeting on April 27, 2023.

T-871 Lot Consolidation/Subdivision and Preliminary/Final Land Development Plan for Ferber Company for the Proposed Wawa Food Market – to consolidate three (3) parcels and re-subdivide them into 2 parcels depicting the development of the proposed retail store with accessory gas pumps located at the 4500 Block of West Market Street in the Highway Commercial Zone.  Projected Timelines:  Planning Commission meeting on June 14, 2022.  Board of Supervisors meeting on July 28, 2022.

T-872 – Preliminary/Final Land Development Plan for Commercial and Quick Service Restaurants – to depict the proposed construction a commercial building and two (2) drive-thru restaurants with associated parking, access drives and stormwater management as part of a shopping center located on the 2.34-acre residual Lot 4 of West Manchester Town Center in the Regional Commercial Zone. Projected Timelines:  Planning Commission meeting on August 9, 2022.  Board of Supervisors meeting on February 23, 2023.

T-873 Preliminary/Final Land Development Plan for Proposed Industrial Facility for 3625 Mia Brae, LP for North Zarfoss Drive – Lot 4B – to depict the construction of a proposed industrial facility including proposed parking areas and associated improvements located on Lot 4B North Zarfoss Drive in the Light Industrial (I-2) Zone.  Projected Timelines:  Planning Commission meeting October 11, 2022 at 7:00 p.m.  Board of Supervisors meeting on February 23, 2023.

 T-874 Preliminary/Final Land Development Plan for Sheetz – to depict the demolition of the existing Sheetz store and canopies and construction of a new 6,136 sq. ft. Sheetz store with canopy with 10 fueling positions and 42 parking spaces located at 4025 West Market Street in the Local Commercial (LC) Zone and the General Industrial (I-3) Zone. Projected Timelines:  Planning Commission meeting November 9, 2022.  Board of Supervisors meeting  January 26, 2023

T-875 Preliminary Subdivision and Land Development Plan for Westgate Campus Phase 2 Proposed Professional Office Buildings –  A preliminary subdivision plan creating 6 additional lots and a preliminary land development plan depicting 4 office buildings located along the proposed extension of Westgate Drive in the Professional Office Zone.  The properties will be served by public water and public sanitary sewer.  Projected Timeline:  Planning Commission meeting February 14, 2023.  Board of Supervisors meeting March 23, 2023.

T-876 BAE Stormwater Improvements Waiver Requests – The applicant is requesting a waiver from the following sections of the Stormwater Management Ordinance: 113-17.I.5 Stormwater systems to convey the 25 year storm event; §113-17.H.2 flooded roads or driveways shall not exceed 8 feet in spread for the 10 year storm event located at 1100 Bairs Road at its intersection with Smith Drive.  Projected Timeline:  Planning Commission meeting February 14, 2023.  Board of Supervisors February 23, 2023.

T-877 Final Land Development Plan for 1150 Greenwood Road – to depict three (3) phases of a proposed building expansion for a loading dock, warehousing area, and dismantling area.  The plan also depicts associated parking to improve business operations at 1150 Greenwood Road in the I-2 Light Industrial Zone.  There are no additional sewage flows proposed as part of this land development plan. Projected Timelines:  Planning Commission meeting on March 14, 2023.  Board of Supervisors on April 27, 2023.
